some random thoughts/points on vancouver housing prices, market&nbsp;

point#: # - there is lots of 'potential inventory' available&nbsp;
The City of Vancouvers(CoV) inventory of "empty housing", which was estimated at approximately 11k units or x% of total housing supply. This was considered to be significantly &gt; what was considered to be normal/average in comparable housing markets. This estimate was based upon power consumption.&nbsp;
Stats canada just released some of their 2016 census data and they estimate that the number of empty houses to be &gt; double what the COV estimates.&nbsp;
point#: # - the FBT could dissapear as quickly as it appeared, once/if the current goverment is re-elected in 2017-05.
- There is/was a fair bit of political pressure locally to "do something" about Vancouvers housing market. The current provincial government, which is considered to be real estate / development friendly (and funded) was quite content to smile and "do nothing" for the longest time. With an election looming on the horizon, they finally "did something", implemeting the Foreign Buyers Tax(FBT) in 2016-08&nbsp;

- BUY - if you beleive that the market will/could/likely return to the heady days of 2016-08, BUY NOW and avoid ] multiple competing offers, ] no conditions/subjects, ] cash only offers, ] crowds gathered at open houses

- WAIT - and see, IF the liberals get back in power and IF sales are still stalled, and IF prices slide downward
